Conditions of Employment

Overall responsibility for the efficient operation, maintenance and coordination of all services, processes, facilities, systems, and contracts involved with the Corporate Headquarters Facility. Scope/Supervision and Interaction: _X_ Has Direct Reports __ Does Not Have Direct Reports -Direct supervision of employees: building and grounds, office operations, and facility technology department supervisors. -Regular contact with all levels of Corporate management and headquarters facility service providers. -Work with Corporate departments for solution to building issues.

Essential Functions

-Manage building and grounds, office operations, and associated staff. -Coordinate all contract negotiations with facility vendors and service providers and facility purchases. -.-Work with Corporate staff departments to define and resolve issues involving headquarters facility. -Prepare and administer annual budgets for operation and management of corporate headquarters facility. -Develop cost allocations for headquarters facility operations and services. -Monitor monthly headquarters facility expenses. -Develop efficient cost effective means of facility operation and maintenance. -Develop and maintain current facility emergency, management, and training programs. -Schedule project and staff assignments to comply with headquarters facility needs and priorities. -Maintain communications with building residents and vendors. -Manage selection, training, and development of facility department staff. -Respond to building residents inquiries. Proactivity provide safety and service for the facility. Preventative maintenance plans and actions are expected -Maintain inventories and supplies for Headquarters -Maintain facility equipment -Oversee on site construction projects, and coordinate with associated firms -Responsible for satisfying regulatory requirements and audits. Ensure building codes and safety are maintained

Qualifications

-BS degree in Business or operations Facilities mgmt. experience required -5+ years management experience. -Excellent interpersonal and communications skills. -Demonstrated supervisory experience. -Knowledge of applicable Corporate policies. -Excellent analytical and organizational skills. -Ability to motivate staff. -Understanding of computer systems.
